Individual jobs are simple. What burns time across a portfolio is not knowing which keys exist for which property, and discovering it at the worst moment, usually the morning of a settlement or an entry.
Where it goes wrong

What fixes it
Rekey at changeover as standard. Treat it as part of the turnover cost rather than an exception. It closes off every key the outgoing tenant held or copied, and it means the incoming tenant is receiving something you can actually vouch for.
Restricted systems on the properties that warrant them. Higher-value assets, or any property where keys have gone missing more than once, benefit from keys that cannot be quietly copied.

It is the only way to be confident that keys held or copied by an outgoing tenant no longer work. Returned keys tell you what came back, not what exists. Most agencies that adopt it as standard find it removes a recurring source of disputes about who had access.
Can you attend when the tenant is home?
Yes, with proper notice arranged through you. Entry notice requirements apply and are the agency's to manage. Give us the arranged window and a contact for the tenant, and we will work to it.
Do you invoice the agency or the owner?
Whichever suits your process: tell us the arrangement when the job is booked, along with any purchase order or property reference you need on the invoice so it reconciles against the right file without follow-up.
Can one key open several properties?
Technically possible, and rarely a good idea across separately owned properties: one lost key then affects every one of them. A better pattern is per-property keying with a disciplined register, or a restricted system where copying is controlled. For a single owner with multiple units, a master system can make sense.
What about properties we have just taken on?
Treat the key history as unknown, because it is. A rekey on transfer gives you a documented starting point, which is worth having on file the first time an owner or a tenant asks who has access.
Can you handle several properties in one visit?
Where they are reasonably close together, scheduling them consecutively is more efficient for everyone. Send the addresses and access arrangements and we will group them sensibly rather than treating each as a separate call-out.
